Can someone please post the general rules for buying property in Croatia?  What is the deal.  I see the if you are an EU citizen you can buy property with a letter from the Croatian Ministry, but what about Croatian-Americans?  Do you need a dual citizenship with Croatia to buy property?  Can someone give a list of the frequently asked questions and answers regarding this topic please?

For non EU citizen there is "Rule of reciprocity". This means that foreign nationals can buy property under the same conditions and criteria as Croatian have in foreigner (buyer) country.

All foreign citizens (from EU and non EU) can not buy property in exempt areas:

    * The parts of the agricultural land
    * Protected nature

To purchase the property, you must send a written request from to Croatian Ministry of Justice. Businesses owned by foreigners who have their headquarters or subsidiaries in Croatia do not need to send a letter to the ministry. Taxes on the purchased property is 5% of the appraised value of the property.
